DESIGN CONCEPT

This renovation focused on improving functionality, storage, and overall flow while creating a more refined and cohesive aesthetic throughout the primary bathroom, mudroom, laundry area, and powder room. The design introduces custom built-ins, enhanced organization, updated fixtures, and durable materials while replacing dated finishes with a cleaner, more contemporary look. The project also reimagines underutilized spaces to better support the homeowners’ daily routines.

ORIGINAL FLOOR PLAN

The primary bathroom featured a large corner soaking tub, a separate shower, an enclosed toilet area, a double vanity, and a storage closet. The first-floor laundry room was located adjacent to the powder room and entry, limiting opportunities for dedicated storage and organization. The mudroom functioned primarily as a laundry space, while the powder room retained its original vanity, finishes, and fixtures. The dining room was separated from the adjacent hallway by a narrow opening, restricting visual connection between spaces.

NEW FLOOR PLAN

The primary bathroom was completely reconfigured to create a more open and efficient layout. The corner tub and existing shower were removed and replaced with a freestanding soaking tub and an enlarged glass-enclosed shower. The storage closet was eliminated to increase usable floor area, while the vanity was expanded to provide additional storage. A pocket door replaced the existing hinged door to improve circulation within the room. The toilet location remained unchanged.

The first-floor laundry room was relocated to the second-floor owner’s closet area, allowing the existing space to be transformed into a dedicated mudroom. The new mudroom incorporates custom cabinetry, bench seating, open cubbies, concealed storage, and a utility sink. A new window was added to increase natural light. The powder room footprint remained intact but received a complete finish and fixture update. Tile flooring was extended throughout the mudroom, powder room, and adjacent entry area to create continuity between spaces.

CABINETS

Cabinetry throughout the project utilizes full-overlay flat-panel construction to maintain a clean and cohesive appearance. In the primary bathroom, the expanded double vanity provides increased storage through a combination of drawers and cabinet compartments. The mudroom cabinetry incorporates tall storage units, upper cabinets, open cubbies, bench seating, shelving, and integrated hooks to support everyday organization. Decorative mesh inserts add visual interest while maintaining functionality. The powder room features a floating vanity that enhances the sense of openness within the space. The relocated laundry area includes custom cabinetry surrounding the washer and dryer along with additional storage and a utility sink workstation.

TILE AND STONE

The primary bathroom floor utilizes a large-format tile with subtle movement and variation, while the shower incorporates vertically stacked wall tile and a patterned mosaic floor tile. White quartz surfaces are carried throughout the vanity, shower seat, and surrounding stone applications to create a consistent and low-maintenance finish. The mudroom, powder room, and entry feature a dark chevron-pattern floor tile that provides contrast and durability in high-traffic areas. White quartz countertops are also used throughout the mudroom, laundry, and powder room to maintain continuity across the renovation.

FINISHES

The primary bathroom features light wood cabinetry, white quartz surfaces, large-format floor tile, vertically installed shower wall tile, a mosaic shower floor, and warm metallic plumbing fixtures. These selections create a bright, timeless aesthetic while improving durability and maintenance.

The mudroom combines painted cabinetry with white quartz countertops, dark chevron-pattern flooring, a stained wood bench top, decorative metal mesh inserts, and vertical beadboard detailing. The material palette balances durability with warmth while maximizing storage capacity.

The powder room introduces a darker, more dramatic design direction through painted cabinetry, decorative wallpaper, custom wainscoting, white quartz surfaces, and coordinating metallic fixtures. The combination of rich colors and layered textures creates a distinct visual identity within a compact footprint.
