How to Plan for Building a Custom Home

Looking to build your dream house? It may seem like a daunting task, and, yes, it can be complicated, but if you are organized and work with the right design-builder (like LBK!), then it can be a truly satisfying process. Below we will discuss a three-step process that you can use to help your build go more smoothly.

Step 1: Line Up Your Ducks

  • Determine your timeframe
These may seem like no-brainers, but it is important to know your budget and to have your property in hand or in process. Nothing is more disheartening than starting your plans and then finding out that your property or financing fell through. Similarly, know your timing, like when the land is available to build on, when your financing will be finalized, when your builder can start and an approximate completion date, and when you can move in.

Step 2: Design Your Dream Home

Start big, then scale back as needed: Dream big, but as things move forward adjust your ideas to fit your budget, timeframe, land requirements.

Know your needs, don’t wants, and wants, but don’t confuse them. Focus on what you need first, then what you definitely don’t want, and then add on what you wish you had. The contractor you choose will bring your home to life and you must have a high level of trust and confidence in them. They must be able to follow the architectural and design plans accurately and they must effectively communicate with you what is going well and what problems they are facing. They are also responsible for overseeing sub-contractors, obtaining necessary permits, and the coordination of inspections so your home complies with local building codes. Choose a contractor that has a reputation for both quality workmanship and a proven communication plan.
