Flemington Basement Remodel
DESIGN CONCEPT
The goal was to transform an unfinished basement into a fully functional lower level designed for entertaining and everyday use. The space was planned to include a large open game area, a lounge for viewing, a kitchenette for hosting, a dedicated wine room, and a full bathroom with laundry. The design keeps the structure exposed where possible while organizing the layout with defined zones, improved circulation, and integrated storage.
ORIGINAL FLOOR PLAN
The basement was unfinished with exposed framing, insulation, ductwork, and multiple structural posts throughout the space. Mechanical systems including the water heater, radon line, and main utilities were exposed and dictated circulation. There were no defined rooms, no finished flooring, and no designated areas for storage, entertainment, or plumbing fixtures.
NEW FLOOR PLAN
The updated layout organizes the basement into clear functional zones including a large open game area, a lounge with media, a kitchenette, a full bathroom with laundry, and a dedicated wine room enclosed with glass. New full height and partial height walls were added to define spaces while maintaining openness. Structural posts were incorporated into the design and painted to blend with the exposed ceiling. The bathroom and wine room feature dropped ceilings while the remainder of the basement maintains an exposed painted ceiling. Access panels were created for mechanical systems and utilities to maintain functionality without disrupting the finished look.
FINISHES
The space features a continuous epoxy floor throughout the finished areas for durability and easy maintenance. The ceiling remains exposed and painted, allowing for maximum ceiling height while maintaining access to mechanicals. Walls are finished with drywall, with added insulation in enclosed areas like the wine room. Lighting consists of recessed fixtures throughout with additional task lighting in specific areas.
CABINETS
Cabinetry is used throughout the kitchenette, bathroom, and game storage areas with a consistent door style and full overlay construction. The layout includes base and wall cabinetry for storage, along with a dedicated cabinet configuration for the laundry area. Hardware is applied consistently across all cabinetry to maintain a unified look.
TILE & STONE
The bathroom features large format wall tile in a vertical stacked layout with a contrasting horizontal accent band. The shower includes a tiled surround with a matching trim finish and a built in niche. Counter surfaces throughout the space use a polished stone material with eased edges and minimal backsplash. A ribbed panel detail is used at the kitchenette backsplash and barn door inlay to add texture.
