North Wales In-Law Addition - LBK Design Build

North Wales In-Law Suite Addition

DESIGN CONCEPT

The goal of this addition was to breathe new life into the owner’s childhood home while providing her and her father with separate spaces to live together but still maintain independence and privacy.

ORIGINAL FLOOR PLAN

This space was added to the existing home’s kitchen and was deliberately designed with her father in mind. She wanted to ensure he had his own area to allow for maximum comfort and independence while also keeping him close for ease of care.

NEW FLOOR PLAN

The new addition includes a bedroom with an attached ensuite, kitchenette, living area, laundry room, office, and private entrance to allow for full independence. The bedroom’s ensuite bathroom is ADA accessible, complete with grab bars and a curbless shower to increase accessibility. The kitchenette features a full-size stainless steel refrigerator as well as a matching dishwasher and microwave, a private dining area, and direct access to the home’s outdoor space. The living room has lots of built-in storage to house and display cherished mementos and photos. Connected to the living room are the office and the laundry room, complete with a new front-loading washer and dryer, as well as a wood countertop for easy folding of laundry.

FINISHES

This space was designed to feel like an extension of the home and therefore kept with many of the same finishes to maintain a cohesive design. Similar to the main kitchen, this kitchenette features brushed gold hardware and stainless steel appliances, a textured subway tile backsplash, and the same LVP flooring used throughout the home. While the space was designed to feel connected with the rest of the home, it was still important that it felt independent as well to represent the owner’s father who would be occupying the space. This can be seen in the ensuite bathroom, which features brushed nickel hardware and a warmer color palette.

CABINETS

The kitchenette stays cohesive with the home’s kitchen, using the same “glacier” Wellborn Cabinets in their Belmont door style. These cabinets are also finished with the same brushed gold hardware as the nearby kitchen.

TILE & STONE

The ensuite bathroom stands apart from the rest of the home, featuring a unique, warm-toned color palette. The shower uses multiple styles from Daltile’s “Sandalo” line to bring the space together and make it dynamic but cohesive. The walls are Daltile’s “Sandalo” in the color Acacia Beige, and feature the same line’s Smoky Topaz Blend as the accent band near the top. The mosaic floor continues on, in the color Universal, bringing some additional texture to the space. The sink’s countertop is from ProGranite in the color “Chakra Beige” and matches that of the kitchenette.

FINAL DESIGN

While many elements of this addition match the rest of the home, it’s clear that the space was designed with the owner’s father in mind, and is an extension of himself in regard to style. This addition allows for functionality and maximized accessibility while maintaining comfort and privacy as the primary goal of the space.
