Unique Projects

Remodeling and renovations don’t have to be limited to your home. A unique feature of Bucks County and the surrounding region is that we have a good amount of older, preexisting structures like old barns and garages on our property. We also have a lot of space, which leaves room for pools and outbuildings. These structures are perfect for renovations, as well. Here are two of our favorites.

Pool House Remodel

The homeowner wanted to completely renovate her poolside guest house and give it a “coastal flare.” The original floor plan included two outside entryways facing away from the pool, which limited access and flow. It also had water damage to the subfloor in the guest bedroom area that needed replacement.

To open up the space, we added French doors and a patio leading to the pool, giving the space another entry point. We replaced the subflooring in the guest bedroom and added a modern, wood-burning fireplace to provide ambiance and heat for cooler months.

To create the modern coastal feel, we focused on cool tones and organic materials. This meant lots of blues, whites, and silvers. This came in the form of the arabesque backsplash in the kitchen as well as base cabinetry with built-in blue appliances to match. White tones are featured throughout the house in the modern luxurious wood-burning fireplace and the reclaimed wooded doors to the guest bedroom and entryway. The brushed nickel and acrylic hardware as well as the kitchen and bathroom faucets bring that silver tone to the space, completing their desired coastal color palette.

Carriage House Restoration

Carriage House Restoration: Radnor, PA

A client came to us looking to turn a dilapidated carriage house into a multi-functional addition to their property. They were adamant that we preserve the period correct look and incorporate authentic materials as best we could. They wanted the first floor to serve as a garage and workshop. On the second floor they wanted a small apartment for guests.

The first step of this renovation was to correct and secure the old, sagging structure with wooden beams, tie in the plumbing and electrical with the primary house, build steps to access the 2nd floor, and to pour new concrete flooring. Once that step was completed, the second floor fitted with a bedroom, bath, kitchenette, and a cozy living area. This carriage house renovation is an excellent example of the collaboration of the homeowners, the LBK design team and builders, the engineer, and subcontractors.
